Setbacks

Building Setbacks are prescribed by Local Planning Scheme No. 4 and the Residential Design Codes of Western Australia (R-Codes).

Local Planning Policy 11 - Building on Side or Rear Setbacks provides guidance for constructing boundary walls in areas coded R20 or lower.

Variations to setbacks

Applications that seek to vary a side or rear setback must demonstrate compliance with the Design Principles contained in the R-Codes for lot boundary setbacks.

Primary and secondary street setbacks are prescribed in Part 4 of the Local Planning Scheme and are taken from any part of the building (including minor projections). Scheme prescribed setbacks will only be varied in exceptional circumstances. Local Planning Policy 1 - Design and Streetscape provides guidance for reductions to street setbacks.
